Asphalt pavement is one of the most widely used materials for parking lots. 100% recyclable, asphalt is a sustainable mixture of bituminous oil, gravel and sand. The mixture is heated and installed while still hot. Once compacted and allowed to cool and harden, the new properly installed asphalt is a durable and cost effective surface for your parking lot needs! However, asphalt parking lots require maintenance and over time repairs may be needed. Not all pavement defects are the same and may require different approaches to be taken to correct the issue in a cost effective manner. Here are some of our services and a brief description! Call us at Gann Asphalt & Concrete, to help you determine which of these solutions is best for your needs.
Asphalt Paving/Repair
Remember, not all pavement defects are the same. While many defects are the results of sub-base issues (issues under the pavement) some defects start from the top and work their way downward. When this is the case, the mill and resurface process is often used.
The mill and resurface process uses special equipment to grind or “mill” away the defective surface layer of asphalt pavement (generally 2-3 inches.) The asphalt debris, or “millings” are removed and most often taken to the asphalt plant for recycling. The area is then swept clean, adhesive oil is applied, and the surface layer asphalt is repaved. This process is not only used for repair, but is also used for complete parking lot resurfacing.

Asphalt Pothole Patching
Potholes! We’ve all seen them. Those pesky, ankle grabbing, tire biting monsters that sometimes seem to come from nowhere!
A simple and effective way to deal with this problem is asphalt pothole patching.
Pothole patching is the simple process of cleaning out the loose and broken debris within the area to be repaired and filling the void level with the surrounding pavement using either hot mix or cold mix asphalt. This process is relatively inexpensive and therefore cost effective in meeting immediate and shorter term liabilities.
Infrared Asphalt Repair
Infrared is a cost effective solution for small asphalt repairs. This includes tire divots, potholes and uneven pavement levels. By first cleaning and removing all debris from area, the surface will be heated to 325 degrees and depending on depth of repair and existing surface pavement this process could only take 5-10 minutes. Once properly heated, all failed aggregate will be removed and adhesive oil will be placed before adding new material. Once compacted with vibratory roller the area will be leveled and repaired.
Full Depth Asphalt Repair
With many defects, you simply have to get down to the true source of the problem, the sub-base (the materials underneath the pavement.) Unlike the other types of asphalt repairs, the “full depth repair” process tackles the underlying problems that can have an adverse effect on your asphalt pavement.
The full depth repair process begins with saw cutting the perimeter of the area to be repaired. Next, the pavement is fully removed to expose the sub-base. This can be done with traditional equipment or with the milling process. By exposing the sub-base, the sub-base material can now be properly re-compacted to support the new pavement, or can even be replaced if the sub-base material is inadequate.
Although this process is more expensive, this process is considered to be a long term solution to most pavement defects. If properly done, and with good general pavement maintenance, this process can provide sound, cost effective pavement that can last 15-20 years!

Drain Systems/Drain Inlets
Regardless if it is surface water or ground water, proper drainage systems are essential to the integrity of your parking lot. Ground water weakens the sub-base material under the pavement. Once compromised, the pavement surface often begins to fail due to the lack of support underneath. Surface water, if allowed will begin to penetrate the pavement surface, breaking down the binder within the pavement. We have vast experience with alleviating these types of problems!
